If you're thinking about moving to Perry, Georgia, one of the first questions you're probably asking is: Where should I live?
And the answer depends on what you're looking for.
Perry has grown tremendously, but it hasn't lost the small-town character that makes people want to live here in the first place. You'll find established neighborhoods, new construction communities, larger homes, smaller low-maintenance properties, homes with acreage nearby, and communities convenient to everything happening around downtown Perry.

Why Are So Many People Moving to Perry, Georgia?
Perry is one of those places that manages to feel both established and new.
There's historic downtown Perry with locally owned restaurants, shops and community events, while residential and commercial development continues to expand around the city.
Perry is also conveniently located near I-75, making it accessible to Warner Robins, Robins Air Force Base, Macon and other parts of Middle Georgia.
For buyers relocating from larger cities, Perry can offer something they're specifically searching for: a smaller-town atmosphere without feeling disconnected from everyday conveniences.
And from a real estate perspective, there's variety.
You don't have to choose between only older homes or only brand-new subdivisions. Depending on current inventory, buyers may find everything from established homes near the heart of Perry to newer communities along the area's growing residential corridors.
Downtown Perry & Established Neighborhoods
If you love character and being closer to the center of town, start by exploring the areas surrounding downtown Perry.
This part of Perry can offer an entirely different experience from a newer subdivision.
You'll find established streets, mature landscaping, older homes with architectural character and convenient access to the restaurants, shops and events that make downtown Perry such a big part of the city's identity.
The trade-off is that established homes can require different considerations than new construction. Age of major systems, renovations, lot characteristics and maintenance history become particularly important.
For the right buyer, though, the character can be difficult to replicate.
New Construction Communities in Perry
One of the biggest changes I've watched in Perry is the amount of residential growth.
There are new and newer communities throughout the area offering modern floor plans, open kitchens, primary suites, neighborhood amenities and the lower-maintenance appeal many buyers want.
If you're relocating, new construction can be especially attractive because you're often comparing homes remotely and may prefer something newer with fewer immediate projects.
But here's something I tell my buyers all the time:
New doesn't automatically mean the right purchase.
Builder reputation, lot placement, incentives, upgrades, future phases, surrounding development and eventual resale all deserve consideration.
And yes—you can have your own Realtor represent you when purchasing new construction.
The builder's representative represents the builder.
Your Realtor represents you.
Larger Lots and More Space Around Perry
Not everyone moving to Perry wants a traditional subdivision.
Some buyers come to Middle Georgia specifically because they want more room.
Depending on inventory and how far you're willing to be from central Perry, you may find properties with larger lots, workshops, additional storage, more privacy or acreage.
This is where expanding the search just beyond a specific subdivision can make a major difference.
If your dream is less “community pool” and more “give me some breathing room,” tell your Realtor that early.
The house itself is only half of the search. The property and location matter just as much.
Perry's Growing Residential Areas
If you drive through Perry today compared with several years ago, the growth is obvious.
New neighborhoods, businesses, restaurants and commercial development continue to change parts of the city.
For buyers, that means it's important to look beyond what an area looks like today.
Ask what's being developed nearby.
Look at future phases of a subdivision.
Consider traffic patterns and major road access.
Think about where commercial growth is occurring.
And consider how long you expect to own the home.
When I'm helping someone buy, I'm not only thinking about whether they'll enjoy the property now. I'm also thinking about what another buyer may think about it when my client eventually decides to sell.
Should You Live in Perry or Warner Robins?
This is one of the most common questions I hear from people moving to Middle Georgia.
And neither answer is automatically right.
Perry tends to appeal to buyers who like its smaller-city atmosphere, historic downtown and continued growth.
Warner Robins offers a larger concentration of shopping, restaurants, established residential areas and proximity to Robins Air Force Base.
Then we have Bonaire and Kathleen sitting between and around these markets, giving buyers even more options.
That's why I rarely recommend that relocating buyers decide on a city before we've talked.
Instead, tell me what you want your everyday life to look like.
Where will you work?
How much do you want to spend?
Do you want new construction or an established home?
Subdivision or acreage?
How important is commute time?
What do you want nearby?
Once I know those answers, we can start narrowing the map.
What Should You Consider When Choosing a Perry Neighborhood?
The prettiest house isn't always the smartest house.
Before buying, I encourage my clients to think about:
Location. How convenient is the home to the places you'll regularly go?
Commute. A few miles can feel very different depending on the roads you're traveling.
Lot. Corner lot? Cul-de-sac? Main road? Private backyard? These details can affect both enjoyment and resale.
HOA. Understand the fees, rules and amenities before purchasing.
Future development. Find out what's planned around the community when possible.

I want my buyers to love their house, but I also want them to understand the investment they're making.
